Our two sunny guest rooms on the first floor overlook the lawn and borders at the front of the house. Guests enter the house through their own front door, leading into the large beamed drawing room, which has an inglenook fireplace and log fire, and is reserved for our visitors, who are welcome to play the 1907 Bluthner grand piano and to borrow any books and magazines. Breakfast is served here or can be taken into the conservatory during the summer.

The Rose Room has its own new stylish shower room overlooking the jungly courtyard. The bedroom, which has two large low windows looking onto the garden, has a luxurious king-size bed with pocket sprung mattress and good quality bed linen and towels.

The Oak Room, with oak panelling and beams, has a comfortable traditional brass and iron bedstead. The room has an adjoining wood panelled sitting room for its own private use. Beyond the sitting room is an overflow room, the wood panelled Map Room, formerly called the Snug, also with double iron bedstead. This room is only let to people in the same party as the Oak Room, as they share the Oak Room's large separate bathroom. If you occupy the Oak Room only, you will of course have the bathroom to yourselves.

The bathroom has recently been completely upgraded and now has a bath big enough for two and a good quality shower.

Each of the bedrooms has a retro Roberts radio and the Rose Room and Oak Room sitting room also have TV and DVD players. Both rooms also have tea/coffee making facilities. Rooms are equipped with hairdryers and the Oak Room and Map Room are supplied with dressing gowns.




You can have continental or cooked breakfast. As much food as possible is organic and sourced locally. A friend makes our delicious home-made jams and marmalades. Milk, yoghurts, eggs and bread are always organic. Our delicious rare-breed sausages and bacon are supplied by the famous Mr Tudge of Richards Castle. Organic vegetarian breakfasts on request. We can also provide dairy-free/vegan breakfasts. Please tell us when you book. We endeavour to use Fair Trade products.




We are happy to provide occasional light suppers, especially for visitors who don't feel like going out after a long journey to get here! There are plenty of places to eat in Hay. We can supply packed lunches if given plenty of notice.
